The first repaint is the one that matters.
The newer builds in Parkllyn and Foxtail all hit the same point: the coat the builder sprayed on starts chalking, the caulk lines open up, and the south wall looks older than the house. That first repaint is where you fix it. We wash, re-caulk every joint, spot-prime bare spots, and two-coat with paint that actually has body to it.
The older cabins and lake homes here have a different problem. Lakefront air is humid and shaded, siding grows mildew, and cure times run slow. We spec mildew-resistant paint on those exteriors and plan the schedule around dry weather. Docks and over-water wood get marine-grade stain.
